UPDATE #2

March 16, 2020 – 3:15 p.m.

Ocean City, Maryland and the Coronavirus – Personal Message from CEO of OceanCity.com

Governor Hogan Closes Bars, Restaurants, Movie-Theaters and Gyms EXCEPT  for Carry-Out, Drive-Through & Delivery.

Carryout only for DC restaurants; US told to limit social gatherings

Governor Hogan just closed down all bars, restaurants, movie theaters and gyms except for carry-out, delivery and drive-through.  In his press conference, “the full weight of the law”is behind this move to protect our state and our residents and visitors.   For us here in Ocean City, St. Patrick’s Day is the beginning of our season.  Businesses depend on the season opening to get the much needed influx of cash to carry on their daily activities, providing rooms, food, beer, drinks, and entertainment to all of us that enjoy this East Coast destination.  This is a trying time but one that we can get through if we work together.

Our Clients, Our Friends, and Our Lives are Already Being Affected by this Virus.

As CEO of StateVentures, the publisher of OceanCity.com and Shore Craft Beer, I can tell you that our clients, our friends, and our lives are affected by this virus.  I have friends that have already been laid off.  We have clients whose business survival depends on the money they can bring in early in the season.  We have other clients that can weather a short-term hiatus, but not one that lasts all summer.  Nobody can buy toilet paper.

Our leadership at the state and local level are helping us survive the crisis, not putting undue burdens on our businesses.  The virus has done that.  I believe that it is our responsibility to follow the rules to not only keep from catching this virus ourselves, but to prevent the spread to other areas of our state and our nation.  This is a virus that is already in the United States and in Maryland.  The experts say that if we can slow the spread, by following the rules and maintaining social distancing, that we can prevent the overwhelming demand on our medical system so that our healthcare providers don’t have to choose who lives and who dies because they don’t have enough rooms or ventilators for everybody who needs them.

Some believe that they can keep doing business as usual and that if they get fined, that’s OK.  They will just pay the fines and ignore the Governor’s declarations.  They may even feel that their business depends on their ability to stay open.  That is irresponsible, let alone criminal.  I don’t believe that I am likely to get sick and if I do, I am not in any high-risk category so I do not fear for my personal safety.  However, if, by my ignoring the rules, I were to catch the virus and spread it to others before I even know I have the disease, I would be devastated.  One sick person spreads the virus to approximately 3 other people.  Those 3 people in turn spread it to 3 each, totaling 9.  Those 9 spread it to 3 each again, on average and all of a sudden, my lack of concern or selfishness just spread covid-19 to 27 people.  That 27  becomes 81 and those 81 become 243 infected individuals.  The death rate in the US right now, according to the Wall Street Journal, stands at 1.7%.  So, again, my disregard could lead to the deaths of 4 people and the number will keep growing until the virus burns itself out or we get a handle on it.  Why take the chance?

If We All Do Our Part, a More Positive Outcome Can Be Expected

Hopefully, this virus will take its toll and leave most of our towns and cities unscathed.  As unlikely as this is, every one of us that does our part will get us closer to the most positive outcome possible.

https://www.oceancity.com/ocean-city-business-open/

We All Need to Support Our Local Businesses

That being said, I think it is also incumbent upon us to support our restaurants, breweries, and other impacted businesses.  Take-out, delivery, and drive-throughs are open.  Gift certificates for future use are available for sale at many of these locations.  We each need to do our part to support our local businesses.  I, for one, am picking up a crowler, ordering a pizza and settling in with my friend for a Netflix movie and evening at home.  Check with your local breweries as some may only sell new growlers and not refill one you bring in, again to prevent the spread of disease.  Crowlers might be a cheaper option if you already have a pile of growlers at home waiting to be re-filled.

The Worst Usually Brings Out the Best in Some of Us

Ocean City coronavirus reaction

Baked Dessert, a bakery in downtown Berlin announced last week that they would start feeding kids who, with the closing of our public schools, have lost access to their free and reduced lunch programs.  Baked Dessert asked for donations of food and other supplies and will be setting up an hour long distribution center in Berlin each day to feed kids who won’t eat properly without help.

Now, Billy’s Sub Shop is providing free kids meals to children who need it while schools remain closed.  Children will have to pick up the meals at Billy’s Ocean City and Fenwick Island locations.   Food is available all day for these kids.  Billy’s is not asking for donations at this time.

I am sure more people and businesses, like Baked Dessert and Billy’s,  will show us why we love to be Americans.

I wish all of us luck and good judgement as we approach the coming weeks.  Go out and get your groceries, buy your take-out, order food delivered, and get your crowlers and growlers filled with your favorite local craft beer!

Gov. Larry Hogan ordered the shutdown of all bars, restaurants, movie theaters and gyms in Maryland, effective at 5 p.m., to slow the spread of the coronavirus pandemic.

The governor said the unprecedented steps will be disruptive and “may seem scary” but said that “we have never faced anything like this before.”

“We should continue to expect the number of cases to dramatically and rapidly rise,” the governor said. “This is going to be much harder, take much longer and be much worse than almost anyone is currently understanding.”

Town of Ocean City Following Gov. Hogan’s Executive Orders, Following National Emergency Procedures

OCEAN CITY, MD – (March 13, 2020): The Town of Ocean City is following the guidelines within Gov. Hogan’s executive orders and the President’s declaration of a National Emergency. On Thursday, March 12, the Governor announced several major actions taken by the State to protect public health and limit the spread of the Coronavirus (COVID-19) pandemic in Maryland. These actions included activation of the national guard, prohibiting mass gatherings and the closure of schools, amongst other things.

The Town of Ocean City, which established an internal preparedness group several weeks ago, has also been putting strategic procedures in place for our employees and our facilities. Since the governor’s executive orders, additional measures have been taken to protect public health and safety. These include enhancing our day-to-day cleaning practices, canceling or postponing gatherings of more than 250 people and modifying previously scheduled services, events and conventions. (A specific list of cancelations can be found at www.oceancitymd.gov/covid19).

“We are fully in support of the proactive measures taken by the State of Maryland,” commented Mayor Rick Meehan. “We understand this is disruptive to the daily lives of our employees, residents, employees, businesses, and visitors; however, we believe these actions are the best way to protect the health, safety and welfare of the people of Maryland.”

Ocean City officials continue to work closely with our local and state health agencies. Along with posting regular updates on the Town’s website and social media sites, an informational call center will be opened on Monday at 9 a.m. For additional information over the weekend, the Town will share updates on Facebook and Twitter, along with www.oceancitymd.gov/covid19.

Ocean City is Taking Precautions but is Open for Business & Pleasure

Ocean City, Maryland
Aerial shot of the Ocean City, Maryland beach

As reported earlier, Ocean City and its businesses are open. The cancellation of large events were part of the precautions taken to ensure health and safety. Businesses, beach, and boardwalk are all open in Ocean City, Maryland for those that want to get away. Ocean City’s expansive beaches and nature are ready for your stroll, jog, or sit.

On Wednesday of this week, the Mayor of Ocean City sent out a statement to ensure that health and safety of all people both residents and visitors was the priority of Ocean City. To continue communications and further awareness, The Town of Ocean City has set up a page on their site to keep residents and travelers up to date about the coronavirus, and how Ocean City is dealing with the situation. This link has specific tabs to give you information on:

  • COVID-19
  • What OCMD is doing
  • Updates/Cancellations
  • Links

See this link to understand more about the disease, how it spreads, prevention, and the actions being made during this time:

https://oceancitymd.gov/oc/coronavirus-information/

The page is a great resource to know how to mange through this time. For travelers the below recommendations may seem like typical routine, but are being reiterated for everyone’s safety.

CDC Travel Advisory for Coronavirus

While traveling to Ocean City or elsewhere please use these practices:

  • Perform routine environmental cleaning:
    • Routinely clean all frequently touched surfaces steering wheel, countertops, and doorknobs. Use the cleaning agents that are usually used in these areas and follow the directions on the label.
    • No additional disinfection beyond routine cleaning is recommended at this time.
    • Carry disposable wipes so that commonly used surfaces (for example, doorknobs, keyboards, remote controls, desks) can be wiped down.
  • Before traveling to take certain steps:
    • Check the CDC’s Traveler’s Health Notices for the latest guidance and recommendations for each area to which you will travel. Specific travel information for travelers going to and returning from China, and information for aircrew, can be found at on the CDC website.
    • Check yourself for symptoms of acute respiratory illness before starting travel and notify their supervisor and stay home if they are sick.

Other Cautionary Practices that again may seem routine, but are being listed to keep everyone safe (from the CDC):

Clean your hands often

  • Wash your hands often with soap and water for at least 20 seconds especially after you have been in a public place, or after blowing your nose, coughing, or sneezing.
  • If soap and water are not readily available, use a hand sanitizer that contains at least 60% alcohol. Cover all surfaces of your hands and rub them together until they feel dry.
  • Avoid touching your eyes, nose, and mouth with unwashed hands.

Avoid close contact

Take Steps to Protect Others

Stay home if you’re sick

Cover coughs and sneezes

  • Cover your mouth and nose with a tissue when you cough or sneeze or use the inside of your elbow.
  • Throw used tissues in the trash.
  • Immediately wash your hands with soap and water for at least 20 seconds. If soap and water are not readily available, clean your hands with a hand sanitizer that contains at least 60% alcohol.

Wear a facemask if you are sick

  • If you are sick:  You should wear a facemask when you are around other people (e.g., sharing a room or vehicle) and before you enter a healthcare provider’s office. If you are not able to wear a facemask (for example, because it causes trouble breathing), then you should do your best to cover your coughs and sneezes, and people who are caring for you should wear a facemask if they enter your room. Learn what to do if you are sick.
  • If you are NOT sick: You do not need to wear a facemask unless you are caring for someone who is sick (and they are not able to wear a facemask). Facemasks may be in short supply and they should be saved for caregivers.

Clean and disinfect

  • Clean AND disinfect frequently touched surfaces daily. This includes tables, doorknobs, light switches, countertops, handles, desks, phones, keyboards, toilets, faucets, and sinks.
  • If surfaces are dirty, clean them: Use detergent or soap and water prior to disinfection.

Governor Hogan Announcement – Banning Any Gatherings of 250 or Over

Hogan Enacted Executive Order to Activate National Guard

WTOP news reported the below: For the full article with video of Gov. Hogan’s press conference click here

Maryland is closing all public schools in the state from March 16 through March 27 in order to slow the spread of the growing coronavirus outbreak.

That’s one of several “major actions” being taken in the state. Maryland Gov. Larry Hogan says he is banning all public gatherings of 250 people, activating the National Guard, ordering all nonessential state government employees to work from home and closing the Port of Baltimore to passenger cruise ships.

“This is a public health emergency,” Deputy Health Secretary Fran Phillips said. The governor’s announcement came after officials announced the first known case in of a patient being infected with coronavirus through what’s known as community transmission.

A Prince George’s County man in his 60s who tested positive for COVID-19, the disease caused by the virus, had no known international travel or contacts with another infected individual, officials said Thursday. The man is currently hospitalized.

The steps announced by the governor will be “disruptive to your everyday lives,” the governor said.

With community spread of the disease, Hogan said he expects the number of new cases to “dramatically and rapidly rise.”

He added: “For Marylanders, the actions that I have announced here today will be disruptive to your everyday lives. And they may sound extreme, and they may sound frightening. But they could be the difference in saving lives and helping keep people safe.”

West Ocean City Restaurant – Sello’s

West Ocean City Restaurant – Sello’s

west ocean city restaurant west ocean city restaurant

Pickle’s Pub’s own Brittney & Justin Acita were happy to welcome guests as the new owners of West Ocean City Restaurant, Sello’s, on Thursday, March 5, 2020. On the opening night of their new ownership, Brittney told us, “It was amazing! We did over 100 dinners. From 4:30 on, the bar was packed. So many different people from so many different parts of our lives, people we worked with, people we worked for, neighbors, just all different  people from the community [came to support]. Which was really nice.”

How the Acita’s met the Tomasello’s and the genesis of Sello’s New Ownership

The Acitas and the Tomasello’s have been friend for many years. Brittney met the Tomasello’s when she was 21. She was their head server at their first restaurant, Fresco’s, which was an Ocean City restaurant, for seven years.  “That’s where our relationship began. Justin was very close with them as well. Like, I remember I worked New Year’s Eve , and Justin would watch their youngest kid because we all needed to be at [Fresco’s].” Brittney said  the close “family” relationship continued amongst the two couples even after Pino and Karen decided to sell Fresco’s, downsize, and came over the bridge to open Sello’s. Brittney and Justin were having lunch in Sello’s and chatting with Pino and Karen one day and the Tomasello’s were looking to leave  the service industry and the idea of the Acita’s taking over Sello’s just seemed to fit.

“We are carrying on the legacy that Karen & Pino started.”

Sello’s is Still Sello’s?

Since that lunch that lead to the eventual change of hands, the Acita’s have been learning about the front and back of the house at Sello’s. Justin has been learning the the recipes and how to cook them from Pino, and Brittney was staying with Karen, learning all about Sello’s customer service, employees, entertainment, etc. The training that has happened since October of 2019, was imperative to Justin and Brittney to make sure that existing Sello’s customers never knew the difference, and new customers have a great experience.

west ocean city restaurant

Sello’s Not so Hidden Now, But Definitely a GEM

Sello’s sits not far from the route 50 bridge on the West Ocean City side.  It may surprise some Ocean City regulars that it is there, but to those that are loyal to Sello’s, they know the gem that it is, and  Brittney and Justin are committed to keeping Sello’s just as it is, but with some “enhancements.”  Brittney wanted to convey, “I don’t like the word change. Why fix something that’s not broken? We are going to add our flare to things. We are carrying on the legacy that Karen & Pino started.”

Staying the same:

  • Dining Menu
  • Drink Menu
  • Decor
  • Staff

New to Sello’s (All listed below will not be happening right away, but these are some enhancements on the horizon):

  • Valet parking
  • Seasonal menu – which was done before, but now with an Acita flare.
  • Open 7 Days (Now there will be Monday hours)
  • Some new drinks (Sneak Peak for a drink coming up, look for a drink named Roso)
  • Wine to go
  • Ocean Friendly

If you have not tried Sello’s before, the food, drink, and ambiance are a soothing Italian escape, but if you are a loyal customer the Acita’s will be only creating food, drink, and experiences that already align with your expectations. To keep things Sello’s same and Acita new, the Acita’s plan to travel to Pino’s home town in about a year and a half for inspiration.

4 Air Show activities you never even considered

The Ocean City Air Show is an annual spectacle people look forward to all summer. It’s a weekend of thrills, spills, twists and turns. It’s also, according to my Captain Obvious Junior Ranger calendar, a summer weekend. That means time on the beach and also a ton of events going on around the region that can supplement your Ocean City experience. Beyond sunning, there are a bunch of places to explore around the region while you aren’t engaged in the Air Show. Also, plenty of diversions for people who are coming to town for the glorious weekend and not for the Air Show. Here are 4 air show activities you never even considered.

fin

Check out all the local beer in the region

Saturday afternoon is a great time to visit breweries. Many if not most have free tours so you can get to know local beer as well as local brewers by name. Backshore Brewing is a great place to watch the airshow, being right on the boardwalk, but if you want to head inland, Fin City at Hooper’s Crab House also provides spectacular views.

Our partners at ShoreCraftBeer.com have an app that has challenges to win prizes by visiting breweries. Take a look at their site for more craft beer info. Also, if you’re coming to the beach the last weekend in June, consider joining them in Salisbury for a beer festival that includes a shuttle from Ocean City and back.

Visit the Delmarva Discovery Center

The Delmarva Discovery Center, just a half-hour down Route 113 in Pocomoke. is a hands on learning center for adults and kids alike. There are live nature displays, that include  a replica steamship to explore, and interpreters that help you connect the hands on experience with the practical life on Delmarva from pre-colonial times forward. There is an entrance fee to help support the exhibits but it is worth the price of admission.Downtown Pocomoke has shops and restaurants and an old-timey movie theater.

bethany beach

Cross the line into Delaware

The Southern Delaware beach towns, like Bethany, Dewey and Rehoboth all have their own takes on the quaint beach life. With downtowns structured in a very specific beach town attitude that’s different from Ocean City’s in a palpable way. Beyond that, though, they offer a jumping-off point from which you can launch yourself in the the wilds of rural Delaware. There are plenty of backroads to explore in “Slower Lower Delaware” with cool bars and shops cropping up where you would least expect them. Or, of course, you always could hit the beach in Fenwick.

Walk on Water in Snow Hill

Snow Hill, just 15 minutes or so along Route 113 is having a weekend long Stand Up Paddleboard event called “Return to Goat Island.” You can check the specifics here, but what you need to know is that one of the prizes is a goat. This is not a typo, nor is it an early 20th century baseball promotion. Come for the fun, stay to watch the winner try and coax a goat into her SUV.

Ocean City Real Estate: Navigating The Home Buying Process

Ocean City Real Estate

Contact A Mortgage Lender

The first step in purchasing property, even before starting your search, you should contact a mortgage lender.  Your real estate agent will provide a list of local lenders if you are not currently working with someone.  The lender will give you a pre-qualification letter.  That letter will state what you are qualified to spend on your new home.  That letter will not only serve  as a guideline for you during your search, but will give sellers a level of comfort that you are capable of purchasing, once you locate your ideal location.

You are now ready to write an offer, after the  countless days you have spent locating the perfect place.

Search Ocean City Real Estate

Before the Offer…

However, there are many things to consider before you take pen to paper:

  • Do you have a property to sell before you can purchase?
  • Are you doing a 1031 exchange? (deferring taxes by buying a “like kind” property that you are selling)
  • Do you have immediate access to good faith and settlement funds?
  • Do you require a financing contingency?
  • Do you want Inspections, such as termite, water infiltration, septic/well or simply a home inspection (highly recommended)? Inspections are at the buyer’s expense
  • Do you have a specific time frame for occupancy?
  • And of course you must decide on the price you would like to offer and how much of a good faith deposit you wish to pay.

Need Wedding Ideas

Ocean City Real Estate

If your agent is aware of the details listed above, they will make any/all of the items a condition of the sales offer.  In this manner they can protect your interests to the best of their ability.

NEXT STEPS

  • Once your offer is accepted, you need to immediately start on arranging financing. Contact your lender and supply to them a copy of the sales contract.
  • Initiate any inspections you requested in your offer.  Again, your agent will supply a list if inspectors for your review.  Please remember: These inspections, and all contingencies, are extremely time sensitive.
  • With the lenders and inspectors in motion, you can turn your attention to locating a settlement company.   IT IS THE BUYERS PREROGATIVE which company will perform settlement.

Approximately 7-10 days prior to settlement, the utility companies should be notified to make the ownership transition occur smoothly and without lapse.

The settlement company will notify towns, condo association (if applicable) and county for taxes and transfer of ownership.

Final walk through generally occurs an hour or two prior to the closing.  By performing the walk through just before you arrive at the settlement table, ensures you see the property just as it will be handed over to you.

Your local REALTOR will work with you through these steps to ensure a smooth and satisfying experience.

Ocean City Summer Rentals: Renting Your Investment Property

Ocean City Summer Rentals Coming on Faster

This year, with the warmer temperatures this winter, summer may seem closer for many property owners.  Likely even more so for Ocean City Summer Renters.

However, each year there exists a slow time for booking summer rentals due to the holidays, and then the tax slump.  However, this time provides the perfect opportunity to ready your rental property for the upcoming summer season.

Beginning around the middle of April each year, renters take advantage of the occasional nice weekend to visit Ocean City and view available rental units for their summer vacation .  With so much competition, it is advisable to have your unit showing its best prior to that time.

Goal: Book with Returning Guest

Most people are creatures of habit.  If vacationers really enjoy their vacation time, in a specific property, that was comfortable and accommodated their needs, they are most likely to want to return to that same location in the future.  Ideally, the goal is to book your unit with returning guests that you can count on from year to year.

Ocean City Summer Rental

Best Practices to Ensure Rebooking

Your property will show its best, IF you:

  • Shampoo all carpets
  • Spring clean entire unit
  • Clean out closets and leave blankets and items folded and neat
  • Replace old pillows, stained comforters and blankets
  • Touch up paint on marked up, or scarred, walls
  • Replace broken blinds or torn curtains
  • Wash bath mats
  • Replace stained or torn shower liners
  • Replace damaged pots and pans

All of these items are relatively inexpensive.  If you earn one extra week due to these efforts it would cover the costs.  If your unit is competitively attractive and well stocked it will rent better.

There are also items that tenants will appreciate:

  • Provide luggage stands (helps prevent tenants from throwing dirty luggage on beds and chairs)
  • Coffee maker
  • Toaster
  • Kitchen towels
  • Iron and ironing board
  • Extra hairdryer
  • Automatic dish washing detergent (helps prevent unaware tenants from using liquid dish soap and overflowing the dishwasher)
  • Vacuum (removable dirt canister – bagless type (often bags do not get replaced in a timely fashion), broom and mop (tenants will keep things clean if they have the correct tools
  • Door mats at entry and at sliders (will help keep the carpets and flooring clean)

In addition to the basics listed above, adding some decorative touches, such as table and shelf ornaments,  beachy type pictures and wall hangings go a long way towards making your unit more desirable than your competition.

Maintenance (to avoid early service charges)

  • Replace damaged dryer filters (also assists in reducing lint and dust)
  • Have air conditioners serviced and replace filters
  • Make sure sliders, doors and locks are operating easily and smoothly

Ocean City Summer Rental: Don’t Miss the Deadline

FOR A TRULY PROFITABLE SEASON it is also very important to sign your property up with a local rental company no later than April 15.  Most reservations are booked between April and September, including scores of last-minute reservations.

It is a good idea to check other properties in your building for an accurate idea of pricing.  If you lose one week due to over pricing, you lower your overall average.

REMEMBER to renew your rental license with the Town of Ocean City!

With a little preventative maintenance, and some homework, your property will have all the advantages required to ensure a successful summer season!
