TAX ASSESSMENT!

Has anyone here been through a appeal of there tax bill/assessment? We are looking to buy a part time home in OC but the taxes are hard to imagine. The properties we like all have assessments 150 - $200,000 over their market value!! This is in the $475 - 550,000 range. Any answers? Are they reasonalable if you show them comps or is it a meet me in the middle? How complicated is the process?

Interesting...in my opinion for properties reassessed in 2009, I found Worcester/Ocean City much more accurate and fair than my home county.

 

Doesn't matter though, they drop the appraisal value and vote to flex the rate to ensure collecting an amount equal to the prevailing rate.  Then they write you a nice letter explaining how they didn't raise your taxes.  It's unlikely, you'll find a property that grants an exception to this practice. 

 

So, if taxes are a concern, you might consider outlying areas otherwise plan on paying an amount similar to what you see indicated in the sales listing.   OC likes the current tax base and has plans to spend every penny both now and in the future according to what I can determine from the brief conversations I have had with local govt officials.  At least in a small town like OC you can see and take advantage of the improvements the tax expenditures bring.
